Château de Théoule occupies a stone promontory on the Promenade de la Darse in Théoule-sur-Mer, where the red porphyry rock of the Estérel plunges into the Mediterranean at the western edge of the Bay of Cannes. The building began as a 17th-century soap factory, was rebuilt into a château at the turn of the twentieth century and later served as the home of a Scottish lord, before reopening in spring 2024 as a five-star hotel with 44 rooms and suites spread across the original château, the Art Deco Villa Sirius and the harbourside Fishermen's House. The MICHELIN Guide has awarded it One Key, its distinction for a genuinely special stay, and within the same walls chef Francesco Fezza has already won a Michelin star for Mareluna, the hotel's gastronomic restaurant. Add a private beach, a sea-facing spa and membership of The Leading Hotels of the World, and this small resort on the fringe of Cannes reads as a quieter, older alternative to the Croisette.

Red Estérel rock meets the Mediterranean at this small Riviera resort between Cannes and Saint-Raphaël, home to a One-Key, Michelin-starred hotel.
01The house
The site above Théoule-sur-Mer's small harbour has been working stone for more than three centuries. The current building began as a soap factory in the 17th century, its position by the port useful for shipping the finished bars of soap along the coast. At the turn of the twentieth century the factory was rebuilt into a château, and the house later served as the private residence of a Scottish lord, a chapter the hotel still nods to in one Prestige Suite finished with what it calls 'a refined Scottish touch'. The hotel reopened in spring 2024 after a full renovation, its 44 rooms and suites divided between the original château, the Art Deco Villa Sirius next door and a separate harbourside building, the Fishermen's House.
Château de Théoule belongs to a small, family-run collection of French addresses: the same group owns Château Léognan among the vineyards of Bordeaux, Brindos, Lake & Castle on the Basque coast near Biarritz, and the Grand Hôtel du Soleil d'Or in Megève. It is the newest of the four, and the only one on the Mediterranean.
02Rooms and suites
Every room faces the sea, and each of the three buildings has its own character. In the Château and the Fisherman's House, Deluxe Rooms of 30 to 48m² are decorated around the scents of the region — lavender, bergamot, myrrh — with views over the harbour and gardens; in the Art Deco Villa Sirius, Premium Rooms of 35 to 48m² look across the pool to the Bay of Cannes. Higher up, Prestige Suites (50–88m²) and the two first-floor Signature Suites, La Note de Cœur and L'Eau de la Reine (73–80m²), carry the château's history more visibly.
Insider tipOpen year-round into early January 2026; book Mareluna and spa treatments well ahead in high season.
The most theatrical room is the Panoramic Suite Fleur de Jasmin, the only one of its kind: 77m² with a 50m² private terrace and its own plunge pool, suspended between sky and sea. For groups and families, La Maison des Pêcheurs can be booked room by room or taken whole — a private villa of up to 208m² with three bedrooms and terraces between the port and the château.
03Where to eat
The gastronomic address is Mareluna, run by Italian-born chef Francesco Fezza, who trained at Le Trabe and I Portici before moving to Paris in 2016 to cook at Patio Opéra and then at Le Meurice Alain Ducasse, where he worked alongside Japanese chef Ryuji Teshima. That training shows in a menu that sets Mediterranean produce against French technique and Japanese precision; Fezza has led the kitchen since the hotel opened in March 2024, and the MICHELIN Guide has since awarded Mareluna a star of its own, with desserts by pastry chef Kevin Daraud closing the meal.
By day, the kitchen moves to La Plage Blanche, the hotel's beach club on the Promenade de la Darse, for Mediterranean-inspired lunches taken facing the bay; in the evening, the Salon du Château becomes the hotel's lounge bar.
04Spa and wellbeing
The Spa du Château de Théoule sits at sea level, built around a sauna in pale wood, a hammam, an open-air jacuzzi and, outside, Nordic baths that alternate hot water with the sea breeze; a Théerie serves infusions in the shade of the pine trees. Three treatment cabins — individual, for couples, and an open-air cabin exposed to the wind and the sea below — use MyBlend, the skincare line developed by Dr Olivier Courtin. The spa opens daily from 10am to 7pm, alongside a heated pool and fitness room.
05The neighbourhood
Théoule-sur-Mer is a small, family resort between Mandelieu-La Napoule and Saint-Raphaël, in the lee of the Estérel's red porphyry massif — five sandy beaches sit in the town centre, close to the château itself. The Château de la Napoule is a short drive away, and Cannes and its Croisette are about ten kilometres east, reachable without feeling like part of the same stretch of coast.
06Making the most of a stay
The hotel has pushed its 2026 season to 3 January, extending the Riviera beyond the usual summer window. Pair a tasting menu at Mareluna with a morning in the spa's Nordic baths, or book one of the wellness rituals that end with lunch at La Plage Blanche. For a private gathering, the hotel also offers full privatisation of the château under the banner 'The Château's Secrets' — the same building that once pressed soap, now available for a single party's exclusive use.
